Replacing Former Liang Court as an Integrated Development
Canninghill Piers is set to take over the former Liang Court, which sits in the middle of Singapore River and Fort Canning Park. An interesting fact to note is that the former Liang Court is actually owned by the subsidiary of CapitaLand, Ascott Residence Trust. They then went on to sell the towers in 2019 to the developers here, CapitaLand and CDL, and will be in charge of the 192-unit serviced residence of the new integrated development with hotel license.

MRT Station and Shopping Mall Directly Linked
Canninghill Piers is situated in close proximity to Singapore River and historical landmark, Fort Canning Park, which connects it to the best riverside establishments. This also means that it is situated right on the fringe of the CBD, which will be beneficial for future residents working in the area.  

Once completed, the integrated development will be directly linked (underground) to Fort Canning MRT Station (DT20) on the Downtown Line, and a mere 7-min walk to Clarke Quay MRT Station (NE5) for direct access to the North East line. In our opinion, easy access to these two major lines is a huge plus as it allows future residents to transmit from place to place in a fuss-free manner.

Of course, bus services are also readily available nearby, with bus services 32, 54, 64, 123, 143, 195 and various night rider buses that links to places like Yishun, Jurong and Punggol for the convenience of night owls.
Near Expressways but Take Note of ERP Charges
Major expressways are also just a few minutes' drive away, the nearest being the CTE (3 minutes), AYE (5 minutes) and last but not least ECP (9 minutes). While this will prove convenient for those not working in the CBD, it is important to note that travelling time for those who are working further in the east or west can go up to at least an 18 minutes (or more) drive.

Do take note that this convenience will also mean that there will be additional ERP charges to take into account of.

For the younger crowd, the option to café-hop is also available as Keong Saik Road is located a mere 2.3km away. For shopaholics, they will be happy to know that Singapore's main shopping belt is within reach, with the nearest mall 313@Somerset just 5-min away (1.8km).

Best Unit Highlight: 2 Bedroom + Study
This development is unique in the sense that for some of its unit types, there can be multiple layouts where buyers are then able to choose whichever fits their needs and aesthetics more. Amongst all these unit types, our favorite has to go to the 2 bedroom + study which comes in 4 different layouts, with all layouts guaranteeing an outward facing view.

Some of the key differences between the 4 layouts offered for this specific unit type includes

1. Balcony sizes: BS1a offers split balconies for living room and master bedroom, while BS4 and BS5 enjoy a longer stretch of balcony size. On the flip side, BS2a's stretch of balcony is compromised by the RC and A/C ledge, leading it to be considerably shorter compared to the other layouts.

2. Front door location: While the layouts BS1a, BS2a and BS5 opens straight into the kitchen, layout BS4 has the front door located right next to the study. This layout might not be the best choice for those who requires less interruptions in between work/study time.

3. Bedroom location: Other than layout BS1a which has the master bedroom and bedroom 2 situated right next to each other, the rest of the layout types has one room in between (either bathroom or living room) that splits the bedrooms up. Those who prefer more privacy at home would definitely benefit from choosing from the layouts BS2a, BS4 or BS5.

Our example layout above features our favorite layout type for this unit, BS5, as it has a connected corridor that allows for larger outdoor spaces. More importantly, it offers a stunning view of Fort Canning for both its bedrooms as well as living room.
Best Unit Size
A special mention has to go to the 4 BR Premium and 5 BR Premium units in this development, with huge unit sizes coming at 1755/1948 sq ft and 2788 sq ft respectively. Compared to other developments, these sizes are pretty mind-blowing and will go well to serve big families or those who simply like having the extra space to play around with.

The units from 3BR premium onwards also enjoy their own private lift, which is always a nice touch to have and adds exclusivity. Additionally, the 3BR premium also has a feature unique to its own where a breakfast pull-out table that extends to the balcony is available, and future residents can then enjoy their meals with a view.

This squarish layout with towers at each corner offers rare unblocked views for those who live in the units on the 2 outward facing sides. Those who live in the inner two sides unfortunately will find it hard to enjoy the river or city views; on the plus side, the neighboring towers are at a distance away where privacy is still ensured.

Block 1 facing the river stands at 180m high with 48-storeys, and is the tallest residential development along the promenade. Block 5 on the other hand stands at 100m with 24-storeys, facing River Valley towards Fort Canning Park.

With the rest of the prices released for the development, the PSF based on the smallest size available definitely works out to be at more of a premium. Considering its prime location and the fact that it is the only hill and river dual-frontage residential development in the Central Area, the PSF is still considered attractive for an integrated development.

[Update from November 6]
After its sales gallery preview on November 5, prices for some of the unit types have been released; notably the 1-bedder starting from $1.16m, 4-bedders from $5.22m, 5BR premium from $8.1m and the super penthouse at an approximation of $50m.

As we have mentioned previously, given that it is a well-located integrated development, there is a high possibility it will be priced at a premium. Looking at the current average price psf, we can see that it is leaning towards the higher end compared to developments in the area.

As we await more information about prices of the development, do take note that with no GLS in the vicinity, price appreciation will increase at a slower pace.
